Learn more about the Cebu apartment market through trends and average prices.
Situated in the Central Visayas region, Cebu is a province that consists of one main island and 167 surrounding islands. It is one of the most developed provinces in the Philippines, with its metropolitan area, Metro Cebu, being the second-largest metropolitan area in the country after Metro Manila. The province’s capital, Cebu City, is the center of trade, commerce, industry, and education of the region.
Today, Cebu is a popular tourist destination thanks to its rich history, vibrant culture, picturesque tropical islands, and rich marine biodiversity.
There is a range of different sizes and styles of apartments to fit any budget and preference. Apartment buildings in the city are generally categorized into three types, including high-rise apartments, low-rise apartments, and garden apartment complexes.
High-rise apartments are mostly found in Cebu City and are usually luxurious, while low-rise apartments and garden apartments can be found in many areas of the province. Some people may also refer to townhouses as apartments.
All types of apartments may come with a variety of amenities, such as swimming pools, gyms, parking spaces, kid’s playgrounds, and 24-hour security systems. There are also different sizes of units, ranging from studio room, one- to three-bedroom, loft, split-level, and penthouses.
The largest and most populated city in Cebu is Cebu City, which is home to 922,611 people. Being the capital of the province, this city is very popular among international visitors, especially expats looking for job opportunities. This city is the oldest city in the Philippines and is very rich in history. While it is now a highly urbanized city with numerous modern, high-rise buildings, it manages to retain its historical buildings, such as Casa Gorordo Museum and Fort San Pedro.
Visitors who want to experience Cebu’s famous white-sand beaches and rich marine life can go to Moalboal. This part of the province is particularly famous for its Sardines Run that can be seen in Panagsama Beach. It is also a famous destination for those who want to swim with the whale sharks.
One of the reasons why Cebu is popular among expats and tourists, besides its beautiful landscape, is its relatively affordable cost of living. Many people are able to live comfortably in the province on mid-range salaries. The official currency in the province is the Philippine Peso, and the exchange rate from US$1 is approximately ₱49.10.
Other reasons behind Cebu’s popularity is its amazing weather and welcoming people. The province experiences a tropical climate, with two seasons: rainy (from June to November) and dry (from December to May). Even during the rainy season, rain does not come every day and only falls briefly, allowing you to enjoy relatively good weather all year round.
The Filipino people are friendly, welcoming, religious, and family-oriented. They will always greet you with a warm smile and are always happy to help each other.
In order to be able to live in Cebu, you need a visa. Most expats have Long Stay Visitor Visa. This type of visa has a maximum length of 16 months, but you need to reapply for it up to 6 months at a time.
